    Step 1: Pre-Inspection Prep & Client Communication
    Before we even touch a tool, we set you up for success. We sit down to review your reporting software, organize your workflow, and—most importantly—practice what to say to a client when you first meet them. You’ll learn how to set expectations, introduce yourself professionally, and build instant trust with buyers and agents before the walkthrough begins.

    Step 2: The Systematic Walkthrough (No Timers, No Crowds)
    Instead of trailing behind a group of 10 students, it’s just you and me at the property you sourced (your own home, a friend's, or a relative's). We move through the home using a disciplined, system-by-system routine. I show you how to spot the subtle details textbooks miss—like hidden water stains or miswired outlets—and because we aren't bound by a rigid 2-hour corporate timer, we pause whenever you have a question.

    Step 3: Hands-On Advanced Tool Time (IR, Drones & Testing Gear)
    When it comes to specialized gear, safety and practical skill come first. You'll get direct, hands-on practice using essential field tools:

    • Moisture Meters & Electrical Testers: Learn when and where to use pin/pinless moisture meters to confirm leaks, and use outlet and voltage testers to safely evaluate electrical panels and receptacles.
    • Infrared (IR) Thermal Imaging: Get hands-on experience scanning walls and ceilings to track down hidden moisture gaps and missing insulation.
    • Aerial Drone Practice: For roof inspections, if you’ve never flown a drone before, I will pilot the drone safely over the house while showing you what defects to look for on screen. Then, we can head to an open park where you can safely practice flying and controlling the drone yourself!

    Step 4: Translating Findings into Client-Friendly Reports
    Finding a defect is only half the battle; communicating it clearly is what defines your professional reputation. Together, we open your reporting software and draft the entries. I’ll teach you how to write descriptions that are thorough and detailed, yet clear and reassuring—explaining technical defects accurately without causing unnecessary panic for buyers or alienating agents.

    Step 5: Stepping Into the Field With Confidence (Plus My Inspection Checklist)
    By the end of our session, you won't just have theoretical knowledge—you’ll have hands-on muscle memory, real experience with high-tech tools, and a polished reporting style. To make sure you never miss a step on your own, I’ll provide you with my personal home inspection checklist to use as a reliable field guide as you launch your career with total confidence.
